Important Notice To Members
As part of our on-going Association document reviews and revisions, we are sending this notice to inform you of important Maryland HOA law requirements regarding the sale of properties in Sky Valley. Enclosed is a copy of the “Maryland Homeowners Association Act Section 11B-106. Resale of Lot.”
To point out the important parts of this law, The SELLER of property is responsible for making sure the BUYER is informed of important information about the Association such as dues, rules, restrictions, ByLaws, etc. If you are selling your property, please make sure that this information is passed to the buyer either by yourself or through an agent. A title search through the county will not disclose the rules to a potential buyer and most realtors do not have the current information!
If this is not done, you could be liable for not properly informing the buyer. To make it easier for our members, these documents are on the Sky Valley Website under “ByLaws and Covenants,” “General Rules.”
and “Rental Restrictions Rules” on the Rental Info Page in the members only section. In the near future we will consolidate these documents into a “Sellers Package” you can easily find on the Website.
You can always obtain these documents from the manager by contacting him at the office.

Garrett County experienced what was classified as a
“severe drought” this summer into fall. So far, we have
had two wells go dry and a few others had pumped out
their water column but have since recovered. Of
significant concern, one member’s well
was contaminated when a well company
fracked their neighbor’s well seeking
water; after six weeks, the well is still
contaminated. We highly advise all
members to not allow companies to
perform fracking in our residential area. With wells in
proximity, fracking is not a responsible choice, especially
as alternatives exist. If you are experiencing well
problems, please let the manager know. He can give
recommendations.

This memo is to inform you that the Sky Valley Short Term Rental Rules previously sent to you were approved by the Board of Directors at the “Special Meeting” held as announced on October 26, 2024.
The Rental Rules were passed with no changes to the document you received via email in mid-October. They can be found posted on the Sky Valley Website.
